Step 2
Home Information Packs - HIPS
You will need to arrange a HIP before we can market your property. NPA can handle this for you through one of our HIP providers on our panel at a reduced cost. You are welcome to arrange this yourself but should you require NPA to arrange a quote for you through our panel then please contact us.
Step 3
Instructing Your Solicitor
It is advisable to instruct your solicitor at the same time as putting your home on the market. This will help avoid any delays involved in transferring ownership of your property to the new buyer. We have a panel of chosen solicitors ready to begin work on your home, we chose the best in the business.

Step 4
Marketing Your Home
Once steps 1 to 3 are in place and we have the pictures of your property etc, NPA are now ready to market your home. NPA benefit from a data base of over 14,000 buyers who are ready NOW and looking for properties in all areas of the UK.
These are first time buyers, buyers looking to upgrade or downgrade but a huge amount of our data base is from investors looking to purchase homes for Buy To Let.
Your property details will go out first to every buyer registered on our data base by e-mail and will then be placed on our website in your property area. This gives your property the maximum exposure to attract a buyer looking for your type of property in your area today !
Step 5
Viewings
One of our team will attend every viewing that is requested on your home. NPA also have other agents in place who can attend your viewing 7 days a week if one of our team can't attend at a certain time requested by the interested buyer.
Step 6
Receiving An Offer And Offer Accepted
You will receive notification of every offer we receive for your home. NPA will negotiate on your behalf with every offer we receive and once you instruct us you are happy to accept we will then confirm in writing to all parties and a memorandum of sale is sent to both party solicitors.
If you have chosen one of our panel legal teams they will move fast and with expertise to represent you through the sale of your home. NPA will obtain regular updates from our panel legal team (If chosen) and keep you updated at every stage of the sale.
Step 7
Exchange Of Contracts
Your chosen legal representative will let you know when you are approaching the time to enable exchange of contracts.
Your buyer will have the cash (If a cash purchase) or their mortgage offer on hold ready to drawdown funds.
Your buyers legal team will send the deposit (Usually 10%) and exchange of contracts will take place. The completion date is then in place and confirmed to both sides at this stage.
Step 8
Completion
Completion usually takes place within 7 to 10 days of exchanging contracts. The final balance (usually 90%) of the purchase price is sent to your legal representative and completion takes place.
